The four core fees are: monthly management at 8% of collected rent (capped at $250 per month), placement at 100% of first month's rent (capped at $1,500), lease renewal at $300 flat per renewal, and maintenance coordination at $10 per work order.
No. Every fee PAM charges is on the pricing page (learn more). If you ever receive an invoice for a fee not listed there, send it directly to Jim Miller and we'll make it right.
No. The monthly management fee is waived for any month the property is not collecting rent. This is the Results Guarantee in operational form — when the unit isn't earning, neither are we.
No setup or onboarding fee. The CapEx and IncomeEx inspection ($0 cost) is delivered at engagement start. The report is yours regardless of whether the engagement continues.
No. Cancel any time with one day's notice and zero termination fees. This is the Exit Guarantee in operational form. The Guarantees are detailed on our pricing page (learn more).

Yes. Most of PAM's switching clients transfer mid-lease. The handoff happens at the management level and is largely invisible to the resident — their lease terms don't change; only the management contact and payment portal do.
Existing vendors can continue if they meet PAM's quality and pricing standards. If they don't, PAM transitions the work to our vetted vendor network. Either way, no work stops during the transition.
One notification, one new portal account, one updated phone number. The transition is designed to be the cleanest provider switch they've experienced in any service category.

All reports are archived in the portal for as long as the engagement continues.
Yes. The investor portal shows current month-to-date income, expense detail, work order status, lease status, and resident communication logs. You can pull a snapshot any time.
Yes. We benchmark performance against your goals, not against industry averages. Most managers report what happened. PAM also reports what should have happened — based on market rent, CapEx forecast, and renewal opportunity — and explains the gap when there is one. Residents submit requests through the resident portal, and you're notified at the same time the team is. Routine work is dispatched same-day during business hours. Emergencies are dispatched 24/7.
PAM uses a vetted network of licensed contractors across Southeastern Wisconsin, selected on quality, pricing, response time, and prior performance with PAM properties. Vendor invoices pass through at vendor rates — PAM does not mark up repair costs.
For routine repairs under a threshold defined in your management agreement (typically $500), PAM dispatches without prior approval to keep response time fast. Above that threshold, you receive a notification and approval request before work begins. Emergencies bypass the threshold to prevent property damage; you're notified at the same time the team is.
For PAM-placed residents, the Leasing Guarantee and the security deposit cover most scenarios. For pet-related damage, the $50 monthly pet fee plus the Pet Guarantee provide layered protection. For damage beyond what deposits and guarantees cover, PAM coordinates the recovery process, including small claims filing if needed.
Yes. For PAM-placed residents, the Eviction Guarantee covers a simple uncontested eviction at no cost. For non-PAM-placed residents inherited from a prior manager, eviction handling is $1,000 plus legal costs. Eviction stays under 1% across our portfolio.

The portal and primary communications are in English. The team has Spanish-speaking capability for resident communication when needed.

Many of our clients are switching from another property manager, a large portion are out-of-state owners managing Wisconsin property remotely, a sizable number are former DIY landlords who decided to delegate, and some are first-time investors building a portfolio from scratch.
Investors with portfolios outside the six-county area, commercial-only properties (PAM doesn't manage commercial), or large multifamily beyond 8 units. Also investors with an extractive "old landlord-tenant system" mindset that conflicts with PAM's resident-first model. We'd rather decline a poor fit than oversell.
