Maintenance is where most rental experiences are made or broken. A heating system that fails at 2am on a Saturday in February. A water leak that turns into a ceiling collapse. A garbage disposal that’s been making the same noise for two weeks. Whether these moments resolve quickly or drag on for days is the single biggest factor in how a resident feels about their home.
When something breaks in your home, the fix should start moving right away. PAM runs on the Resident Portal, a 24/7 emergency line, and a vetted vendor network so your request gets to the right person fast. Here's how to use the system.
All non-emergency requests go through the same platform PAM's team uses internally. Submitting through the portal is faster than calling — it routes straight to dispatch and logs everything in one place, so nothing slips between phone calls.
For a life-threatening emergency, call 911 first, then notify PAM. For all other emergencies, call the staffed 24/7 line. If you're unsure whether it qualifies, call and ask — the team would rather take a non-emergency call than miss a real one.
The more specific your request, the faster the right vendor arrives with the right parts. Detail is the difference between a fix that moves and one that needs a second trip.
What's wrong, when it started, and anything you've already tried. "Faucet base leaks under the sink, started yesterday" beats "faucet leaks."
A quick clip showing the problem lets dispatch send the right vendor with the right parts the first time.
Which bathroom, which floor, which appliance. Specifics shave a return trip off the repair.
Windows when a vendor can access the home. The more you offer, the sooner the work gets scheduled.
Anyone with mobility, pet, or safety needs the vendor should know about before they arrive.
Allergies, chemical sensitivities, or product preferences. Note them early and PAM can ask vendors to accommodate.
Some issues can't wait for business hours; others feel urgent but are handled the next morning. Calling the after-hours line for a non-emergency usually just delays dispatch until the next day.

Submit Through The Portal
The Same-Day Service Guarantee covers same-day acknowledgment and dispatch coordination during business hours. The repair timeline itself depends on vendor scheduling, part availability, and complexity.
The Resident Portal confirms your request the moment you submit it. PAM's dispatch team reviews the details and prioritizes accordingly.
Your request routes to the matching trade — plumbing, HVAC, electrical, or general repair — along with your contact info and availability. You and the team are notified simultaneously.
The vendor reaches out to schedule. Straightforward repairs often happen same-day or next-day; jobs that need parts take longer, but you're kept informed throughout.
The vendor completes the repair. You can message them directly through the Resident Portal or by phone if anything comes up.
The work order closes, you get a notification, and you can rate the experience. PAM reviews vendor performance against those resident ratings.
Not sure who covers a specific issue? Submit the request anyway. The team will let you know before work begins if any cost will be billed back to you — with rare exceptions for true emergencies, where preventing further damage comes first.

Residents Are Responsible For
A few issues are simple enough to solve yourself and save everyone time. None of these are required — if you'd rather submit a request, that's always fine.
If part of the home loses power, find the tripped breaker, flip it fully off, then back on. If it trips again right away, submit a request — don't keep resetting it.
Bath, kitchen, garage, and outdoor outlets have a "Reset" button in the middle. Press it to restore power. If it won't hold, submit a request.
If the disposal hums but won't spin, press the reset button on the bottom of the unit under the sink. No luck? Submit a request.
A slow drain often clears with hot water and dish soap. Skip commercial drain cleaners — they damage pipes. Still slow? Submit a request.
Swap furnace and AC filters every 1–3 months — it's the single highest-impact thing you can do. Standard sizes run $5–$20 at any hardware store.
Replacing smoke and CO detector batteries is the resident's job under Wisconsin law. A chirp means low battery. Still acting up after a swap? Submit a request.
Winter creates predictable problems — most of them preventable. A few habits during the cold months can save you from a burst pipe and the disruption that comes with it.
Burst pipes are one of the costliest, most disruptive repair events. Prevention is almost always easier than the fix.
Before The First Freeze
It depends on the type of repair and vendor availability. Most routine repairs are completed within 3 to 7 business days. Emergency repairs are dispatched immediately. Complex repairs that require parts orders can take longer, and you'll be kept informed throughout.
Call the PAM office at (414) 943-1038. The team follows up directly with the vendor to find out what happened and reschedule. Vendor accountability is part of PAM's standards — we want to know when something falls through.
Yes, but it's not required. Most repairs can be completed with vendor access while you're at work. Note your preference in the Resident Portal request, and tell the vendor whether they should call ahead before arriving.
For repairs serious enough to require temporary relocation — extended loss of heat in winter, major water damage, extensive electrical work — PAM coordinates lodging at the owner's expense. Call (414) 943-1038 to discuss your situation directly.
Talk to the PAM office before assuming the worst. Charge decisions are made based on your lease terms and the nature of the issue, and most disagreements resolve with a conversation about what specifically caused the problem.
For minor cosmetic work like hanging pictures or swapping cabinet hardware, yes. For anything mechanical, plumbing, or electrical, no — unauthorized work can void warranties, create safety issues, and lead to security-deposit deductions at move-out. When in doubt, submit a request.
Submit a request through the portal. Pest issues from structural conditions (termites, carpenter ants, building entry points) are PAM's responsibility. Pest issues from resident behavior (food storage, cleanliness, leaving doors open) may be billed to the resident. The diagnosis happens during the inspection.
Note them in your request. PAM can ask vendors to use specific products or avoid certain materials. The earlier the team knows, the easier it is to accommodate.
We manage every property like it's our own, because your success is our business. Your annual performance is our forever reputation.
Submit a request through the resident portal and dispatch starts right away. For emergencies, call 911 first, then the 24/7 line.
