This policy explains what personal information Performance Asset Management, LLC (“PAM,” “we,” “us”) collects through this website and in the course of providing property management services, how we use it, and the choices you have. Please read it carefully. Questions are welcome at any time using the contact details at the end of this page.

What personal information do we collect?

Through this website, we collect the information you choose to submit in our forms: your name, email address, phone number, and — depending on the form — details about a rental property you own or are evaluating (address, property type, beds/baths, financial assumptions), your company or brokerage, and anything you write in a message field.

In the course of providing property management services, we may also collect information from prospective residents (rental applications, screening and consumer-report data), from property owners (ownership, banking details for disbursements, and tax information), and from vendors (business and trade information).

When do we collect information?

  • When you submit a form on this website (consultation requests, contact forms, the Free Rental Analysis, the IRR calculator report, vendor and referral-partner applications).
  • When you book a call through our scheduling calendar.
  • When you apply to rent a PAM-managed home or use the resident portal (operated by our property-management software provider).
  • When you become a client, resident, or vendor and we need information to deliver the service.

How do we use your information?

  • To respond to your inquiry and provide what you asked for — for example, emailing you a rental analysis or investment report you requested.
  • To provide property management services to owners and residents, including required reporting to government agencies (for example, the IRS) and establishing ACH payments an owner authorizes.
  • Prospective residents: application information is used to obtain consumer reports (credit, background, and rental-history checks), and relevant results may be discussed with the owner of the property involved.
  • To follow up about our services and send occasional relevant information. Every marketing email includes an unsubscribe link.

We do not sell your personal information.

How do we protect your information?

This website is served entirely over HTTPS (encryption in transit). Form submissions are delivered to our customer-relationship system and to our team by email; access is limited to personnel who need it. Written files are kept under lock and key, and electronic records are protected by per-person credentials. This website does not collect or store payment card information — rent payments happen in the resident portal, operated by our software provider under its own security controls and privacy policy.

Cookies and analytics

We use cookies and similar technologies to understand how the site is used and to measure our marketing:

  • Google Analytics and Google Tag Manager — anonymous usage statistics (pages visited, how visitors found us).
  • Google Ads conversion tracking — tells us when an advertising click leads to an inquiry.
  • Meta (Facebook) Pixel — measures our advertising on Meta platforms.
  • HubSpot — connects the forms you submit with our customer-relationship system so we can respond to you.

You can control cookies in your browser settings — each browser's Help menu explains how. Disabling cookies will not prevent you from using this site or submitting forms. To opt out of interest-based advertising, visit Google's Ad Settings, the Network Advertising Initiative opt-out page, or install the Google Analytics Opt-Out browser add-on.

Third-party disclosure

We do not sell, trade, or otherwise transfer your personally identifiable information to outside parties for their own marketing. We share information only with service providers who help us operate this website and our business — such as our website host, email delivery provider, customer-relationship system, scheduling and analytics providers, and consumer-reporting agencies used in resident screening — and with property owners as described above. We may also release information when required by law (for example, court orders, subpoenas, or governmental investigations) or to protect rights, property, or safety.

Third-party links

Some pages link to third-party sites — for example, the resident and investor portals, government resources, or industry publications. Those sites have their own independent privacy policies, and we are not responsible for their content or practices.

Access to personal information

Personal information in our files is accessible only to PAM personnel who need it to do their jobs. Property owners do not have access to our files, though relevant application or consumer-report information about a prospective resident of their property may be discussed with them, and copies are provided only with the resident's consent or where the law requires files to transfer to a new manager.

Correction and disposal of personal information

If we report erroneous information to a consumer reporting agency, we will correct our records and promptly ask the agency to correct its records. If you believe information we hold about you is inaccurate, contact us and we will review it.

Personnel are not to destroy documents without the permission of management. When personal information is disposed of, we use reasonable measures: shredding documents and erasing electronic files by means that make them unreadable or undecipherable.

California Online Privacy Protection Act (CalOPPA)

In line with CalOPPA: you can visit our site anonymously; this policy is linked from the footer of every page and its link contains the word “Privacy”; you will be notified of policy changes on this page; and you can request changes to your personal information by emailing or calling us.

Do Not Track signals

Some browsers send “Do Not Track” signals. Like most websites, this site does not currently change its behavior in response to DNT signals; you can limit tracking using the cookie and advertising opt-outs described above.

Children's privacy (COPPA)

Our services are directed at adults — property owners, residents, and business partners. We do not knowingly collect personal information from children under 13, and we do not market to them.

Data breaches

Should a data breach occur affecting your personal information, we will notify affected users by email within seven business days, and where appropriate by phone and by notice on this website. We also support the individual redress principle: individuals have the right to pursue legally enforceable remedies against data collectors and processors who fail to follow the law.

Email (CAN-SPAM Act)

We collect your email address to respond to inquiries, deliver reports and analyses you request, and send occasional information about our services. In accordance with CAN-SPAM we will: never use false or misleading subjects or sender addresses; include our physical business address in marketing email; honor unsubscribe requests promptly; and include an unsubscribe link in every marketing email.

SMS Messaging

Text messaging originator opt-in data and consent will not be shared with any third parties, excluding aggregators and providers of the text message services.
