PAM pays a $500 referral commission to licensed agents who refer investor clients to our team, paid in full once the client engages and the first month of management is collected. The program is open to agents in any brokerage across the six-county service area: Milwaukee, Waukesha, Racine, Kenosha, Washington, and Ozaukee counties.

The best referrals are clients whose situations don't fit a standard sales transaction. A few of the most common scenarios:
A client wants to list, but the math favors holding. Soft market, high capital-gains exposure, or strong rental cash flow. A referral preserves the relationship without forcing a transaction.
An heir inherits a Wisconsin rental from out of state. They don't want to sell at current conditions but can't manage from afar. PAM's out-of-state model is built for it.
A client buys their second, third, or fourth rental and the operational load outgrows self-management. They need a manager who treats the portfolio as an asset, not a unit count.
A buyer moves to Wisconsin for work but still owns property elsewhere, or vice versa. The Wisconsin property needs reliable local management.
An investor places exchange proceeds into Wisconsin rentals. The acquisition is the agent's transaction; the ongoing management is PAM's responsibility.
A large portion of PAM clients arrive after firing another manager. If a client is frustrated with theirs, refer them. Our Scorecard gives a diagnostic and we handle the transition.

PAM works with active investors. When they need an agent for an acquisition, 1031, or sale, we refer to agents we trust. Preferred partner agents see this flow build over time.

When PAM clients need an agent for a sale, a 1031 exchange, or a new acquisition, we refer them to agents we've worked with successfully. The flow favors partners who meet a clear bar.
Agents who establish a referral relationship typically see this flow develop within 12 to 24 months. The deal flow scales with the number of clients you've sent our way.

No fee, but no harm to the relationship. About a third of our discovery calls end without an engagement. The client gets a useful conversation, and you keep a good-faith professional reputation. We track all referrals, so even unconverted ones build credit toward the longer-term partnership.
Yes. There's no cap on referrals. Agents who refer multiple clients move higher on the priority list for return referrals from PAM.
PAM can only manage properties in the six-county service area. For multi-state portfolios, we coordinate with managers in other states. We're happy to discuss whether PAM is the right fit regardless of whether we end up engaging.
Just the client's name, contact information, and a brief description of their situation. PAM handles the rest. The fewer details we have, the more the client gets to tell us directly during the discovery call.
For regular referrers, PAM offers a preferred partner agreement covering referral terms, marketing collaboration, and educational resource access. The first referral needs no paperwork; the agreement is offered as the partnership develops.
PAM doesn't typically co-list. We focus on long-term management, not sales transactions. The referral relationship is structured to keep sales work with you and management work with us.
Client information is treated confidentially throughout. Details a client shares with PAM stay between PAM and the client. You'll know whether the client engaged and when the fee is due, but you won't have access to client portfolio data.
We manage every property like it's our own, because your success is our business. Your annual performance is our forever reputation.
